What Is the Insurance Appraisal Process?
The insurance appraisal process is a formal dispute resolution mechanism built into most property insurance policies. It is triggered when a policyholder and their insurance company agree that a loss is covered but cannot agree on the dollar amount of that loss. Appraisal is not litigation — it is a structured, binding process designed to resolve valuation disputes without going to court.
Under the appraisal clause, each party selects a competent, independent appraiser. The two appraisers then attempt to agree on the value of the loss. If they cannot agree, they jointly select a neutral umpire. A written award signed by any two of the three parties — the two appraisers or one appraiser and the umpire — becomes binding on both the insurer and the policyholder.
